TIRANA, September 7/ATA/ Taxpayers saved around 140 million euros through real estate revaluation between March and August 2026.

According to data published today by the tax administration, in just six months, the asset revaluation has provided significant tax relief for both individuals and businesses.

The Tax Administration views this as tangible fiscal relief designed to lower the taxpayer burden and deliver direct benefits.

Property revaluation lets taxpayers update the official value of their real estate, which changes the amount of tax they owe on it.

The Tax Administration continues to simplify its services and introduce taxpayer-friendly initiatives to better support citizens and businesses.

TIRANA, January 2 /ATA/ During 2026, all individuals who own real estate will have the opportunity to benefit from the property revaluation campaign with a reduced tax rate of 5% from 15%.

According to legal provisions, one can pursue the revaluation process through two ways.

The individuals who plan to put their property on the market during the period 2026-2028 can choose revaluation based on the real market value, relying on a professional valuation report, which is then used for application to the State Cadastre Agency.

This allows the property to be revalued at the maximum value offered by the market.

However, the citizens can apply for revaluation according to state reference prices, through the e-Albania platform, to the State Cadastre Agency.

After submitting the application, there is issued an invoice for the tax on the difference in the value of the property, which is paid at the bank and then uploaded to the system to complete the procedure. At the end of the process, the owner is provided with a new property card, which reflects the updated value.

In context of the revaluation campaign, the real estate market is expected to be characterized by a slower rate of price growth during 2026, compared to the last two years. It is also expected that the supply of properties will be higher, creating more alternatives for citizens.

It is appreciated that a significant number of properties, including apartments, will be subject to revaluation, while participation in this process remains at the discretion of individuals.

The 2026 campaign is considered an opportunity to benefit from the fiscal relief, as after its completion, there is expected to be restored the standard tax rate of 15% for real estate transactions.

Meanwhile, requests for revaluation filed with the State Cadastre Agency, which have not been processed by December 31, 2026, will be considered valid within the framework of this campaign, as long as the tax payment is made by March 31, 2027. /j.p/p.s./

TIRANA, December 24 /ATA/ The Albanian Government issued a normative act extending the deadline of the house revaluation process until April 30, 2022.

This extension has a novelty in favor of the citizens.

“The basic law and the postponement made for years, provided that on the day that the deadline for applications was closed, the deadline for payments was also closed. With the last addition, the deadline for applications closes on April 30, while the deadline for payments is further extended, until July 31, 2022 “, said Head of the Albanian Cadastre Artan Lame.

Albanian Cadastre said that in 2020 there were performed 29,450 revaluations, while for 2021, excluding December, there were performed 31,500 revaluations.

Another reason for the increase in applications is the progress of the legalization process.

According to Lame, legalizations in 2021 number about 23,000 families, which are additional contingent entering the reassessment process.

“For the end-of-year period, the Cadastre asks citizens to reduce the flow of applications in e-albania, to enable emigrants who come for the end-of-year holidays to perform procedures with us,” said Lame. /j.p/p.s./
