TIRANA, June 8 /ATA/ – Bank loans financed 61% of residential and commercial property purchases in Albania in the second half of 2025, highlighting the growing role of credit in the country’s real estate market, according to data the Bank of Albania.

The central bank said market indicators improved during the period, with stronger sales activity and a further decline in the stock of unsold properties.

The strongest sales performance was recorded in Tirana, where respondents reported selling an average of eight properties each.

Properties in prime urban areas accounted for 37% of total sales, while 31% were sold in suburban locations and 32% outside urban centres, pointing to a gradual shift in demand towards peripheral areas.

The average time required to sell a residential property fell to 9.1 months nationwide. In Tirana, the average selling period declined to 8.1 months, while it rose to 9.9 months in coastal areas. In the rest of the country, the average stood at 10.1 months.

The inventory of unsold properties continued to shrink, with the survey reporting a positive net balance of 29%, extending a trend of improving market liquidity that has persisted since 2016.

Among transactions financed through bank borrowing, 38% involved loans covering up to 60% of the property’s value, underscoring the banking sector’s growing importance in supporting demand in the real estate market.
