The data of the Bank of Albania show that the fresh mortgage loan reached the value of 48.5 billion lek or about 466 million euros.
Fresh mortgage loan increased by 5.2% compared to 2022.

According to BoA, the value of the active portfolio or mortgage loan surplus at the end of 2022 reached almost ALL 177.2 billion, with an annual increase of 6.3%.

Experts say that the relatively low interest rates have caused the mortgage loan to increase, especially in the loan in local currency.
The new mortgage loan in local currency last year reached 30.2 billion lek, an increase of 36% compared to the previous year. Local currency –denominated loan accounted for more than 62% of new disbursements for this product.

According to BoA, the loan for the purchase of real estate from 430 million ALL, or about 4 million euros in July jumped in August to 2.9 billion ALL, or almost 28 million euros.

The data come from the Bank of Albania, which has updated the data on the monthly flows of borrowing by private financial corporations for the first 8 months of the year.

Meanwhile, the growth of the real estate sector has driven the improvement of credit for the entire private sector.
In total, the new credit for this sector results in 21.5 billion ALL in August, about 6 billion ALL more than in July, outperforming even June, which was saw high lending flows at the level of 20 billion Lek.
